Simply contact your real estate agent and ask to have your property (house, land, business, apartment, etc) displayed on HouseViewOnline. We will work with your real estate agent to schedule the real estate photos, select the best photo package and gather any information needed.

What should I do to prepare my property for listing?
The same things you would do for an open house. Make sure the house and yard is clean and free of clutter. The good news is that unlike the home buyers that may visit during an open house, we will not open closets, appliances, or cabinets. We will also skip rooms / storage areas / basements on request.
Many Realtors now use professional home stagers to assure that your home looks its best for the home buyers. If you plan to use a real estate stager, we will be happy to work with them to schedule the photo shoot.

Do I need to be present for the photo to be taken?
Both you and your real estate agent are welcome to attend the photo shoot. However, it is not required. Should you wish to attend, HouseViewOnline will work with you to schedule the best time for your photo shoot. We currently take photos from 9am to 5pm, Monday through Friday. These time do change with the season, so please contact us for specific times.

What area does HouseViewOnline serve?
We service the communities and areas of SE Missouri. This includes the following cities and counties:

I have a pet, what should I do?
Pets are not normally a problem, unless the pet is overly friendly or aggressive. However, it is normally best to restrain the pet on a leash, in a closed room or in a pen. Please let us know if a pet will be present so we can take extra precautions.

How long does it take for a real estate listing to be posted on HouseViewOnline?
The photographer was here this morning, but I don't see my listing on HouseViewOnline
Most of the listings will be up within 24 hours, some may take up to 48 hours. In general, we take the photos during the day and process and post them that evening. If you photos are not up within 48 hours, please contact us. Click here for contact information.

The HouseViewOnline real estate photographer take 99.9% of the photos that are on HouseViewOnline. We strongly encourage every home seller to take advantage of the photography service. My property has out-buildings, will they also be displayed on HouseViewOnline?
When the Realtors request full interior and exterior photo, HouseViewOnline will take photos of all buildings included in the property sale. This includes external garages, barns, workshops, outhouses, sheds, etc. No additional fees are charged for the additional photos.

Can I select what photos are used?
HouseViewOnline wants the home seller to be completely happy with the photos of their real estate. If you see any pictures you are not completely happy with, please contact us or your realtor. We will either remove or replace the photo.

Does HouseViewOnline edit their photos?
HouseViewOnline will not edit or display any real estate pictures that mislead the buyer. We will color correct, resize and crop the picture to allow for the picture to be displayed on the site and to show the best view of the property. We may also mask or remove any of the following provided it does not change the appearance of the property: pets, people, cars, weapons, obscene items, lens artifacts, fingers.

We have items in the house that will not be included in the sale, can you remove them from the photos?
Please contact your Realtor about how to best handle items that are in the house but will not be part of the sale. When possible, HouseViewOnline suggests removing these items before the house is photographed or displayed.

I have an appointment scheduled, do you shoot outside photos in the rain / fog / snow storm / hurricane / blizzard .... ?
Sorry but the answer is no. Outside photos taken during bad weather not only make your property look bad they are dangerous for us to take. If you have an appointment schedule we can accommodate you in two ways:
- You may reschedule the entire appointment for a later date or
- We may take only inside photos and take the outside photos later. A rain delay icon will be placed on HouseViewOnline indicating that outside photos will be posted at a later date. We usually will not need to enter your home for the outside photos.

These package apply to both residential and commercial property listings:
MLS Photo...............................Single outside photo of the front of the property
Outside Only.............................Complete photos of the outside of the property
Inside & Out.............................Photos of the outside of the property and all inside rooms.
Other Packages
Rental Photo.............................Photos of the insides of an apartment or rental property
Panoramic Photos.......................360 degree photos of property. This allows viewers to pan through a photo as if he/she was actually in the room.
RealTours*...............................This is a multi-media display using the photos taken of the property. It includes an audio voice over describing the property.
*RealTours is provided through a third party and is billed separately.

HouseViewOnline offers the Realtors several packages for displaying properties on our website. We allow the real estate agent to decide which package is best for a property. Why are outside photos not displayed for my real estate listing?
In some cases we are not able to take a full set of photos of the outside of a property. Weather, construction, cars, etc may obstruct us from getting the necessary photo or make outside photos less appealing. If the obstruction is temporary, we will return at a later date to get the required pictures.

How many home buyers will see my property on HouseViewOnline?
This depends on the location of the property and the time of year. The photos of properties located in Cape Girardeau or Jackson, MO may receive between 200 and 1900 viewers the first day. Properties listed in smaller towns and in the country may receive fewer viewer. Properties listed in the spring and summer will receive more hits than those posted in the winter.

Most users of HouseViewOnline are from SE Missouri. We estimate that 90% of the viewer are in an area bordered by Sikeston to the south, Perryville to the north, Jefferson City to the east, and Carbondale to the west. Of the remainder, a majority are from the United States and Canada. About 1% of HouseViewOnline hits are from areas outside of North American.

How can I customize my real estate search?
Use the My HouseView feature. This feature allow you to specify your price range, how many bedrooms & bathrooms, and the property location. The search can be set to display on the HouseViewOnline front page each time you visit. If you wish to save the search, a cookie will be stored on your computer to hold your search information. No data will be collected by HouseViewOnline.

HouseViewOnline does not collect or share any personal data on its users. Our hit counter does record the number of times an IP address returns to the site, the number of hits from an IP address and the state / country of origin for the IP address.
